Over the last decade we have designed loft conversions to be the following rooms:

What will the fees be for my loft conversion plans?

Typical Loft Conversion Design Fees:

Design of loft conversion: £295.00

+ Council fees


Council application fees vary from Council to Council and are charged separately to our fees.

Structural Engineers calculations may be required for your loft conversion. We are able to get calculations done at a cost effective price should your conversion require them.

If your extension requires any further local authority reports, such as a flood risk assessment, tree survey etc; then these are charged separately to our design fees.

One day design process:

We are able to offer a one day design process, where we are able to call to your property and design your conservatory planning application at your own home.

This can significantly speed up the design process from several weeks to a single day!

Typical one day design process day:

9.00 AM
Turn up to your property and measure up.
10.30 AM
Set up on a desk / table at your property and design your existing property on AutoCAD.
11.30 AM
Design up 3 different loft conversion ideas based on the design brief as provided by the client.
12.30 PM
Go through design ideas with the client and pick a design the client likes to progress further.
2.30 PM
Section design and agree with the client the final design ready for Planning Permission / Building regulations council applications.
3.30 PM


Go Home.

Finish the plans and submit applications to the local authority.

*Cups of tea and chocolate biscuits may be required from the client to help the process along.

Will I require building regulations Approval for my loft conversion?

Yes, building regulations approval will be required. We will produce the technical drawings for you, and submit them to your Local Authority for a full building regulations approval.

Will I require planning permission for my loft conversion?

Probably not. Most loft conversions do not require a planning permission approval, this also applies to dormer loft conversions provided they are to the rear of the property.

You will require planning permission if your property is in a conservation area or the building is listed.

Dormers windows to the front of the property will require planning permission.

Do You fill out the local authority application forms and submit the application to the local authority?

Yes. We fill out all forms and apply to the local authority approvals.

Will structural calculations be required for my loft conversion?

Around 50% of loft conversions will need structural calculations for supporting beams. If they are needed for your loft conversion we will let you know at the time and then provide you with 2 different estimates by structural engineers for the work. We can also use structural engineers calculations that you provide yourself if you know a structural engineer.

Do you deal with the Party Wall Act agreement?

Yes. We can issue you the paperwork for a party wall agreement between yourself and your neighbours. We can also advise you about the Party Wall Agreements in our initial meeting.

Do you charge for amendments to the plans if the Local Authority want our loft conversion amending?

No. We do not charge for amendments. Amendments are covered in our pricing.

How detailed are your plans and specification?

We provide extremely detailed plans and specifications. Examples of our design work can be downloaded on this page.

What insulation do you specify?

We specify Kingspan or Celotex between the rafters to achieve a U-Value 0.18w/Km².

We specify 100mm Rockwool Flexi between floor joists in loft floors for sound insulation between floors.

We specify 350mm mineral wool insulation laid between ceiling joists over the remainder of the loft.

Our insulation spec easily passes UK building regulation standards.

How many sets of plans will I receive?

We provide you with 4 sets of paper plans and a set of PDF plans should you wish to print any more copies. We supply the local authority with as many sets of plans as they require to archive the local authority approvals..
