A garage conversion is one of the most cost effective ways of extending your home, Generally cheaper than a similar sized extension. Most garage conversions are exempt from Planning Permission, but will require a Building Regulation approval.

A recent study by the Halifax Building Society stated "The cost of converting a standard garage is around £8,000, with a value gain on the property of around £10,000 - £15,000"

What are your typical fees for a garage conversion?

Design your new conversion until your happy with the design. This Includes all drawing revision and amendments.

Council application fees vary from Council to Council and are charged separately to our fees.

If your extension requires any further local authority reports, such as a flood risk assessment, tree survey, structural calculations etc; then these are charged separately to our design fees.

One day design process:

We are able to offer a one day design process, where we are able to call to your property and design your conservatory planning application at your own home.

This can significantly speed up the design process from several weeks to a single day!

Typical one day design process day:

9.00 AM
Turn up to your property and measure up.
10.30 AM
Set up on a desk / table at your property and design your existing property on AutoCAD.
11.30 AM
Design up 3 different garage conversion ideas based on the design brief as provided by the client.
12.30 PM
Go through design ideas with the client and pick a design the client likes to progress further.
2.30 PM
Section design and agree with the client the final design ready for Planning Permission / Building regulations council applications.
3.30 PM

 

Go Home.

Finish the plans and submit applications to the local authority.

*Cups of tea and chocolate biscuits may be required from the client to help the process along.

Why are your fees less than I have been quoted by a local architect?

We use the latest technology in measuring and designing your garage conversion. We only deal with small projects and extensions and are able to give our full effort in looking after our customers. Architects and surveyors may well have large projects such as new housing estates or buildings to design so your project may be a small part of their workload.

Will I require planning permission for my garage conversion?

Over 70% of garage conversions will not require planning permission. This type of work is classed as internal and does not involve enlarging the building. The 30% that do require planning permission are in conservation areas, listed buildings or the building has restrictive covenants.

Permitted development rights have often been removed on new housing estates up to 10 years old. If you live in a new estate it might be worth a phone call to the local planning department to see if your permitted development rights have been removed.

Will I require building regulations approval for my garage conversion?

Building regulations approval will be required on all garage conversions. We will produce the plans for you and submit them to your local authority for a full building regulation approval.

We would advise you to be careful with building notice applications. This is where a builder constructs your garage conversion without a set of approved plans. If you don't like your garage conversion after its been built or the building Inspector finds a problem, it can prove very expensive to change.

Do you charge any more for a double garage conversion?

No. It takes us the same amount of time to design a single or double garage conversion, so our design fees are the same.

What happens if the garage conversion building regulations application gets rejected?

We guarantee a building regulations approval or we will give you a full refund for the plans.

Do you fill out the local authority application forms and submit the application to the local authority?

All forms and designs will be submitted by us to your local authority planning department.

Do you charge for amendments to the plans if the local authority want our garage conversion changing?

We don't charge when the local authority want to change your plans. Changes are included in our design fee.

Do we gaet a choice in a solid floor or suspended floor?

We would assess on site the feasability of both flooring systems.

Suspended floors are often installed where the internal floor level of the property is quite high and we want to match over the floor heights.

We would recommend a standerd solid floor if you have a standard 150mm finished floor to outside ground level.

How many sets of plans will I receive?

We provide you with 4 sets of A1 paper plans and a PDF digital set for your own records.

We submit the planning application on the planning portal as this saves several days over postal applications.
