Council application fees vary from Council to Council and are charged separately to our fees.

If your extension requires any further local authority reports, such as a flood risk assessment, tree survey, structural calculations etc; then these are charged separately to our design fees.

How long does the design process take?

We are able to call out to your property for our one day design process. We are able to measure your property and sit with you whilst we design the extension in front of you.

These are not final plans and we will still need to complete the building regulations drawings.

We aim to get the design finalised plans and a copy is then sent through to you to agree. We then submit the relevant council applications and plans.

Why are your fees less than I have been quoted by a local architect?

We're very efficient at what we do. We use the latest laser measurement technology on site to measure your property. We design our plans using the latest design software on the market. We are then able to pass these savings back to you within our fees.

Will I need planning permission for my single storey extension?

Since the Planning Permission Rules were relaxed on October 1st 2008, many single storey extensions now don't require Planning Permission, up to a certain size and dependant upon the type of house.

We will take care of all aspects of the planning permission on your behalf.

We would advise that if you are unsure if you need planning permission approval you put in an application for a Lawful Development Certificate (L.D.C.)
This certificate will legalise your extension and will prevent any future problems in proving that your extension is exempt from planning permission. This can save future problems when attempting to sell the property.

Will I require building regulations approval for my single storey extension?

All single storey extensions will require a building regulations approval. We will design your extension and fill out all forms regarding the building regulations application.

Will I need a Party Wall Agreement with my neighbours?

Maybe, If your extension meets certain criteria by building on or close to the party wall boundary or near to neighbours buildings then you may need a Party Wall Agreement. We will advise you on site about this issue.

Do You fill out the local authority application forms and submit the application to the local authority?

We fill out all forms and also act as your agent. Any questions by the local authority are directed to us. We look after the applications until the council decisions are made.

Do you charge for amendments to the plans if the local authority want our extension amending?

No, we do not charge for this. Any changes by the local authority are out of your control and we will amend your plans free of charge.

How many sets of plans will I receive?

We provide 3 sets of paper plans and a digital PDF copy should you wish to print your own plans. If you need any extra copies then please let us know. Extra copies of the plans can be provided at a cost of £5 per set.
